An 11 dunam residential complex, that includes mixed-rise buildings between 4 to 45 story high, together with a public building and open public areas. 63O residential units, 7O,OOO sqm (gfa). The project’s layout sets a new urban structure for a large block, located between two main streets and a quiet detached houses neighborhood - areas that inherently contrast in character. We used the contrast to define the project’s layout. We designed a set of public and semi-public spaces, functioning as a continuous system, that allows connectivity between the different areas of the new urban fabric while maintaining their distinct identity - the high-rise area along the main streets, the low-rise area along the inner part of the block and the meeting area with the existing neighborhood. This set of spaces consists of two layers. The first layer includes two wide boulevards designed for pedestrians and cyclists, improving the connectivity between the block sides while dividing the plot into distinct areas for different building typologies. The second layer consists of two gardens and a public building, situated along the boulevards. These elements are designed with spatial hierarchy. In the center of the block, we designed a more private garden, surrounded by buildings, creating space for more intimate neighborhood activities. Along the border with the existing neighborhood, we designed a low-rise public building and an exposed public garden, forming a new meeting space between the two neighborhoods, allowing a place for public activities, common to both neighborhoods’ communities and the city in general. This layered urban system synergistically connects the existing and new city fabrics, allowing for a more flexible and diverse use of the urban space.
